Article Description
Suburban zones of big cities are undergoing radical changes as regards intensity and methods of spatial development. The method of developing agricultural rural areas used up until now, which has uniform character nationwide, in terms of inflow of population, heavy construction traffic, appearance of different investors and new non-agricultural functions etc. is changing the face of rural areas, usually after the urban fashion. The article concentrates on the analysis of the construction traffic in the suburban zone of Wrocław. In this area construction traffic is developing most dynamically (in the period 2008‒2009 as much as 44,4% of all residential buildings realized in rural areas of Lower Sielesian Voivodeship were built and released in 9 communes directly neighbouring with Wrocław borders). The analysis of construction traffic and changes in the morphology of housing developments triggered by this process is preceded by analysis of demographic situation. The issue of residential management cannot be analysed in isolation from demographic situation and the processes it is shaped by. The construction traffic is closely connected with the demographic situation. This is particularly significant in the case of the Lower Sielesian Voivodeship where the current demographic situation is the result of many historical, social, economic and political phenomena and processes, often different from those taking place in the rest of the country.
